Had the lot sold on a feasibility deal that did not work out on account putting a septic system in would be a expensive and a long ordeal. Holes were dug and it was determined that there is about 3 feet of dirt fill including chunks of concrete thus making the possibility of installing a septic system a challenge. History tells me this piece was pretty wet some 30 years ago and the fill was added in order to make it a horse pasture, at least 9 years is what we used it for.-------Right now it has gas, water, electric, just waiting for sewer or a septic genius. Asking price this week $75,000.00 --We have several verbal feasibility offers which translate to, should the person making the offer find any reason that it is not feasible for them to purchase the lot? They are not obligated. These offers would be attractive if we were guaranteed some compensation should they decide it was not feasible. Here are a few things prospective buyers have told me and seem true----The drain field on the adjacent home/lot which we own comes on the lot for sale , that makes it against the rules and in order to put a septic drain field in on the lot for sale? You would have to revamp the current one plus make your new one thus making it non feasible. Another person said that there is a possibility you could have the boundary lines redrawn eliminating the problem which entails red tape & money. Still another person found out building would require a wetland study which I confirmed at the city hall more red tape and money. This would be a great investment for a younger person that will live to see the sewer's installed and the question that everyone pose's? 'why pay tax on vacant land? ' well you could use the pasture/lot for many different purpose's or rent it out like we are getting ready to do. This lot is a goldmine when the sewer comes.
