This property also includes a bonus King bedded guest cottage for groups of 9+ guests. The stylishly appointed main house features 4 King bedrooms, formal dining, an expansive game room with a foosball table, and 2 fireplaces. The kitchen is fully equipped with a dishwasher, microwave, gas range, oven, and a Nespresso Vertuo machine, drip coffee maker, and French press. The chic lounge space features a large L-shaped sofa and a 70-inch ROKU TV. The dining room boasts a gorgeous fireplace and seating for 8. The great room includes a floor-to-ceiling stone fireplace, a small library, and games. Groups of up to 8 guests will have access to the main house only. Groups of 9 or 10 guests will automatically have access to the guest cottage in addition to the main house. Smaller groups who would like additional space may request access to the guest cottage for a $200 flat fee. The hot tub can be heated year-round. The pool can be heated year-round for an additional fee: $500 from June 1 to October 15, and $1000 from October 16 to May 31. The lower meadow features a full-sized Bocce court and a children's play structure. A high chair and two pack and plays are available. A moveable volleyball net, badminton, and volleyball are provided. Located in the heart of wine country, this estate is close to wineries, 10-15 minutes from Kenwood and Glen Ellen, and 30 minutes from Sonoma Square and Healdsburg. The neighborhood is rural, peaceful, clean, and bucolic, known for its winemaking with over 400 wineries and tasting rooms in the county. Many neighbors grow wine grapes and have horses, chickens, and cows. Several lovely hiking trails are within a short drive. Please drive at 10 MPH max on the shared private driveway to avoid accidents. This is a rural, country property set in nature; insects and mice are an expected part of the ecosystem. No bleach in the laundry, and please do not flush tampons, wipes, or anything other than what nature provides, as the cost to do a septic pump out will be billed to the guest if it is due to foreign objects being flushed. Additional guests are $50 per person per night. The person making the reservation must be staying at the property for the entire duration of the booking. Guests must keep music, yelling, loud conversations, and all other noise at a reasonable level at all times. Any music, yelling, or other noise that can be heard beyond the property line or that disturbs neighboring properties is strictly prohibited. Absolutely no parties of any kind; parties will result in cancellation of your reservation without refund and forfeiture of your entire security deposit. A maximum of four (4) vehicles is permitted per reservation/group. Please park only in the designated parking areas and do not block neighboring driveways or roadways. No additional visitors, friends, family or guests of any kind who are not on the reservation. There is a $100/person/night charge for extra guests that are NOT added before the reservation begins. No smoking; a $500 penalty applies for smoking materials or odor. No pets allowed. The cleaning fee covers regular cleaning and laundry of the house after you depart. It does not include extraordinary cleaning such as confetti, party favors, decorations, smoke, odors, garbage, bottles or cans left in the house, yard or patio space.
