During April 2011, we replaced the current AC with a three-ton Payne 16 SEER unit with matching coil. We also replaced the existing furnace with a Payne 90 KBTU 80% AFLU furnace and all associated duct work. Our renters tell us the new system is much more energy efficient and they estimate they're saving $30-40 per month over prior years' electricity bills. Neighborhood Description South Riding is a coveted safe community. Lots of organized things to do. This townhouse is across from one of four community pools and hosts dive-in pool nights during the summer. On the other side of the pool is the elementary school with playgrounds and ball fields. Other parks are nearby. Great place to raise a family and close to Fairfax County employers.
