Since I had people asking me if I own the place, simply check property tax records on Fulton Assessors website , do a search by my name Barbu Ovidiu and you will see this property among other properties I own.The deposit and first month's rent must be paid by Zelle , preferably, or a certified check .I prefer not to take cash. Rent will be paid electronically by Zelle after the first month. When we sign a lease, you will see my ID( US passport and driver's license) , which matches the name on the property tax records and my Zelle account , and I will see your ID , which must match the name on the Transunion credit check. Is very simple The credit does not have to be spotless for a regular lease , but must be decent. If you like the condo , the Transunion verification is mandatory. No credit check -no lease. Can be furnished and rented short term , at a higher price. Nu sublets, no AirBnB, with only one exception: If you approach me with a corporate housing proposal ( meaning that you want to rent from me and sublease it) , you must have perfect personal credit , perfect business credit , proof of adequate insurance , reference from other landlords you are doing this type of "corporate housing " "traveling nurses" etc business with . The spotless personal/business credit requirement does not apply to a regular lease, just to a corporate housing business proposal The condo is for the tenants on the lease only. Is not furnished right now. But it can be furnished at your request-in which case the rent will be higher No bad credit , no previous evictions, bankruptcy etc Bad credit or an old bankruptcy will require a very high deposit and vigorous income verification. Please discuss any credit problems before meeting with me , so you can have an idea if we can do business before driving to see the property Most units are owned by a corporation, but there are a few units owned by individuals like myself .Only individual owners have assigned spaces for parking , and that is very convenient, since you do not have to drive around looking for parking when you get home Everything in my condo looks spotless. Each bedroom has its own bathroom and a large closet. The building is very well taken care of. The building has a lounge room , gym, swimming pool, Luxe lockers for Amazon FedEx and other types of mail, and looks modern. The community is called CityView Atlanta. I prefer one year leases or more. I can do short term custom leases, but the price will be higher. This is the ideal roommate plan. I can have the kitchen furniture painted in a white or alabaster color if you want , for a fee. The appliances are like new (fridge washer dryer) and very high tech. The unit is super clean /super fresh .The kitchen has bright LED ceiling lights. You will have an early termination clause in the lease if you want , if you need to move out before the lease ends, you simply pay a fee and give me 30 days notice, this is very helpful if you need to switch jobs, etc, you are not stuck , and possibly have the credit dinged for nonpayment throughout the remainder of the lease These are the amenities: Outdoor Summer Kitchen with Grilling Station,24-Hour State of the Art Fitness Center, Private Paw Park with a Water , Pet , Lounge with Media and WIFI, Coming Soon - Indoor Game Room, Outdoor Entertaining Space with Cozy Fireside Feature, Scenic Walking or Running Trails, Controlled Access Gates, On-Site Package Kiosk with 24-Hour Access, Bicycle Parking, Premium Parking Available, Rooftop Observation Deck with Lounge Area Utilities are not included. Water 75, parking 75, trash pick -up 50 /month. You must switch the electric service in your name . This is a great deal for such a large unit and the area. If you want to sign a lease , the credit check is mandatory for every person over 18 who will live on the property.
