Large back yard is shared with friendly upstairs tenants who have 1 dog. Chicken Coop. Garden site. Lawn watering and care of both front and back yards in summer will be tenants' responsibility. Snow removal from front sidewalk in winter is tenants' responsibility. Some outdoor storage in carriage house. Parking on street or in alley behind house. Dog / cat possible for fee of $50 / pet / month. Dogs over 60# $70/month due to wear and tear on wood flooring. Utilities shared 50/50 with upstairs tenants. Trash paid by landlord. Percentages paid by upstairs and downstairs tenants may be adjusted due to extenuating circumstances (e.g. tenant keeps their unit at 80+ degrees). Utilities vary depending primarily on tenants' use of gas and electricity, especially in winter, as well as tenants' conservation habits: Use of the provided storm windows where available, keeping doors shut and turning lights off when possible, turning heat down at night, etc. Gas fireplace has a programmable thermostat. Water bills will vary depending on need for watering of lawns and gardens in the summer. That said, the highest power bill this year was in Nov-Dec and was around $450 (split with the tenants on second floor, this equals $225/month). Power in summer averages $120-150. There is no central air conditioning; tenant may use window unit, although opening the house up at 5 am in summer, and using fans to vent the home keeps it pretty comfortable. Prospective tenants are advised that while electrical service was upgraded last year, it is an old house; simultaneous use of consumptive appliances (microwave + hairdryer + toaster) may blow a breaker. While this is not dangerous, it can be annoying. Water averages $40-50 / month for the entire house. Both power and water rates have recently increased and are expected to increase again in the near future. Tenant will pay own internet access. If tenant has dogs, they will be expected to clean up after them on a twice-weekly basis. Multiple piles of feces in the back yard will not be acceptable. Similarly, any cat boxes must be maintained daily to curtail odor. Snow removal on the sidewalk in front of the house must be accomplished by 9 am per city ordinance. Many people walk to the grocery store, and some are elderly; use of ice-melt will sometimes be required on sidewalk and walkways to mailbox and front door, for safety's sake. Parking on the street does not usually present any difficulty, particularly because there are no houses across the street, only the park.
