Beautifully restored 2 bdrm, 1 bath 1920's Craftsman house at 4386 Kansas St. We have updated it and kept the historic charm and character. We are asking $2,200 per month rent, a one year lease, and a fully refundable $2,200 deposit. There is 1 off street parking in front. We pay for water, gardening, trash and outside security lighting. You pay for SDG&E, cable and internet. There are washer and dryer hookups. Non-smokers, and no dogs. Indoor cats are welcome (extra $500 deposit and extra $50 rent). The house is available March 2nd, 2019. PLEASE NOTE! This house was built in 1925. My grandparents were the second owners when they bought it in 1935 for their home. I was raised next door at 4384 Kansas St. My family has passed and no longer lives at these addresses, but their legacy remains. Because of this legacy, we chose to restore and rent this property. We will never sell it. The restoration involved bringing the original construction to current city codes. To do so, we gutted the house to the stud framing and rebuilt it from the inside out. In the process, we installed new plumbing, new wiring, new double pained energy efficient windows, a new roof, new energy efficient siding and insulation throughout. The new wiring includes TV and high speed internet. In one corner of the living room is a cozy free standing energy efficient gas fired stove that heats the entire house. When the stove is lighted, it looks like an old fashioned wood burning stove. As the restoration progressed, we were careful to maintain the integrity and charm of the original 1920's look. The result is the house is warm and welcoming, and full of character. It has a vaulted ceiling in the living room, hardwood floors, and ceiling fans throughout. The kitchen is bright and sunny and features new oak cabinets, new porcelain tile, and new appliances. Like the kitchen, the bathroom is clean and bright with upgraded new fixtures, new tile, and a new cast iron tub. Both bedrooms have large closets with mirrored sliding doors. We just installed central air, so the house will be warm in the winter and cool in the hot summer months! The front and back yards are enclosed by redwood and cedar fences. A backyard bonus is the wonderful 65 year old citrus tree that bares delicious tangerines. Our house is in a centrally located historic neighborhood in the heart of old San Diego half way between North Park, University Heights, and the Adams Avenue Antique Row district. Because of its proximity to bus lines and freeways, you can be almost anywhere in the city or county in 10 to 30 minutes. We are close to I-5, I-163, I-805, I-15, and I-8. By freeway, outlying areas such as Oceanside, Escondido, El Cajon, Chula Vista, and Imperial Beach are a 20-25 minute drive, while La Mesa and Lemon Grove are 10-15 minutes away. Inner city areas, such as Hillcrest, Kensington, and Mission Hills are less than a 5 minute drive on surface streets, while downtown San Diego is a 10 to 12 minute drive by taking Pershing Dr. through beautiful Balboa Park past the 18 hole golf course. Mission Valley's plethora of shops are also less than 5 minutes away. The airport is a 12 minute drive on surface streets. If you prefer, you can drive downtown or to the airport by freeway, but it will take longer and won't be as serene. For cyclists, the times to inner city locations on surface streets are about the same as driving. Thank you, Jim and Caroline Owner pays Water and Trash.
