    44 Lispenard Street, is a boutique five-unit condominium in the Tribeca East Historic District, between Broadway and Church Streets. Highly appealing are the low monthly carrying costs, the prewar details, and proximity to both Tribeca and Soho. A little history: Post Civil War, a building boom began in the area, as vintage homes and shops were replaced by tall loft buildings, Among the most prolific of the architects working in this area was Isaac Duckworth who in1866, was hired by Emanuel Ehlfelder, a merchant of fancy goods, to design structure on the site of 44 Lispenard, where a one-story brick building existed. Duckworth made use of the increasingly popular cast-iron facades. (Interestingly, he would recycle the foundry molds, creating identical structures at 315-317 Church Street, 54 Lispenard Street, and 38 Lispenard Street.) Ehlfelder's new building filled with a variety of tenants. Among the first was M. Bleha, listed as "manufacturer and importer of artificial flowers, ostrich and fancy feathers." Other initial tenants were dry goods dealer Emanuel Buchstein, silk merchants Despres, Hartley & Co., and cloak manufacturer S. Heineman & Co. In the 1980s artists and other tenants were renting in what was labeled live/workspaces in the loft buildings of the neighborhood. In the mid-1990s, Thicket & Kurt Mundahl, two art galleries moved into 44 Lispenard, signifying another switch of building use. Gradually many properties throughout Soho and then Tribeca changed use. In 1998, 44 Lispenard was converted for residential living. Lispenard Street is not a thoroughfare, it is a lovely quiet block. The second floor of 44 Lispenard is a full floor, with direct keyed elevator access, north and south windows, a grand height 13' 7" ceiling, and a mix of exposed brick and plaster walls. The 1861 square foot loft has original pine floors, extra-large wood frame, double-paned windows, allowing sunshine to pour in throughout the day. There are two windowed bedrooms, a lofted sleep area/office over a play area/library, and a generously proportioned open stainless kitchen. The expansive living area provides space for entertaining. This is quintessential loft living, romantic, dramatic, authentic, distinctive. The building entrance is on the south side of the street. A second bathroom can be added. There is a washer and dryer in the apartment, this unit feels like home. Each unit has its own boiler and hot water heater, located in the basement. There is a video intercom and camera security. This huge loft is located one block below Canal and Soho and has much to offer to those looking for that true Tribeca vibe. Easy proximity to all subway lines. Incredibly low carrying costs of $2600 monthly, likely the lowest in Tribeca. There is a 255 square foot private storage cage in the basement. The condo is professionally managed, with a part-time super. Known for its landmarked architecture, sunlit parks, and charming street life, Tribeca is one of New York City's most coveted neighborhoods; its unique collection of galleries, stores, and restaurants has captivated visitors and residents alike for decades.
