Rental term of 18 months or longer is preferred and available. Owner occupies first floor unit below. A GLBT friendly home. Showings by appointment. Please contact through this app. Landlord pays monthly trash, water, snow shovel, and yard care. Tenant pays for monthly ( hot water and radiator heat ) Tenant pays for electric ( cooking and other household purposes ) 2 Cats max. Monthly pet fee of $10 per animal. One time fee of $75 per animal is due with security deposit. No smoking in the rental unit. No more than 10 persons can be in the unit at once without prior notice to landlord. A security deposit of $1620.00 is required and will be held by the landlord for the duration of the rental period. After tenants vacate and the unit is inspected, the landlord will return all or a portion of the deposit, with interest as required by Minnesota law, and provide a report of any damages and deductions or disbursement made. Tenants are moving into a unit that is clean and in good condition. They are expected to leave it in similar good condition at the end of their rental period. Tenants are required to remove trash and recycling waste from the unit on a weekly basis. They agree to separate trash items as prescribed by the City of Minneapolis. Tenants agree that any electronic network or device they deploy in the unit will not adversely affect any other networks already in operation on the premises. Tenants agree respect "quiet hours" between 11:00 PM and 8:00 AM on a normal basis. Tenants agree to be cordial to other tenants, and neighbors who live nearby. Tenants agree to observe any procedures and protocols put in place by the landlord to preserve security on the property. Tenants agree to notify the landlord when any water using equipment is not operating normally. This includes faucets and drains. Tenants agree to use ceiling exhaust fans on a regular basis to minimize the buildup of humidity in bathroom and cooking smells from kitchen. Tenants agree to notify the landlord promptly if any of the equipment provided in the unit fails to operate properly. This includes kitchen appliances, laundry appliances, and window air conditioning units.
