    Title: Handyman/Manager Special $500/mo Studio, Private Entrance & Parking (Single Occupant Only) Description: $500/month for a studio in University City that's roughly half what comparable units rent for in this neighborhood. Here's how it works: we're looking for one person with handyman or property management experience to help keep the building running smoothly, in exchange for significantly reduced rent. The Unit: - Basement studio, ~400 sq ft, 1 bathroom - Private entrance and dedicated parking space - Free WiFi, shared washer/dryer - Water included tenant pays PECO (electric) - Cats and small dogs (under 40 lbs) welcome - No smoking - Single occupant only The Arrangement: You pay $500/month + $500 security deposit, and you take on one of two roles. We want to be upfront this involves real, consistent work, roughly 4-8 hours a week. It's a great deal for someone with the right skills, but we want to make sure it's the right fit for both sides. HANDYMAN ROLE: - Drywall patching and repair - Landscaping mowing, trimming, seasonal upkeep - Electrical fixture replacements (switches, outlets, light fixtures) - Basic plumbing (unclogging drains, minor repairs) - General maintenance as needed MANAGER ROLE: - Cleaning common areas (hallways, porch, steps) on a bi-weekly schedule - Carpet shampooing hallways monthly - Coordinating with 5 tenants responding to requests within 24 hours, keeping a maintenance log - Scheduling and coordinating with hired contractors - Quarterly HVAC filter changes in tenant units - Periodic unit inspections for leaks, pest activity, and maintenance issues - Landscaping grass trimming, leaf removal, snow shoveling in winter - Pest monitoring in common areas - Garbage/recycling area upkeep Both roles also include a quick daily walk around the property front and back to pick up any litter or debris. It takes about 3-5 minutes. If you're traveling or need time off, no worries we have a handyman and a landscaper nearby, you'd just need to give them a heads up. Interested?
