    Before a showing will be scheduled, you must submit a FULLY COMPLETED pre-screening application, which is free to submit. Must present valid ID prior to being granted entrance for showing. If a viewing is scheduled, only persons who have valid photo ID will be permitted entry. No exceptions. If you do not meet every requirement listed below, DO NOT bother to apply. We do background checks and verify all information. Yes, we call landlords, employers, and all references. Lying about anything on the application, asking stupid questions (.e.g., "how much is the rent") or any perceived inconsistencies in the application is automatic grounds for denial. No exceptions. Showings will only be made to the actual tenant. No "ghost viewings," i.e., tenants cannot have their relatives or friends view the property on their behalf. No exceptions. Do not call unless necessary to ask a material question not addressed in the ad. Calling with questions already addressed in advertisement will automatically disqualify you. Email is the best means of communication. This apartment is a second floor unit in a duplex. The unit is spacious, cozy, and situated in a very quiet section of Cottman Avenue, between Frankford and Torresdale Avenues. It has a living room, kitchen, bathroom and two nice-sized bedrooms. Tenant will have full access to gated yard that extends from the front, side, and to back of house which may be used for recreational activities such as BBQ's, family gatherings, gardening, and other lawful activities. Included is dedicated off-street parking for at least one vehicle. This property is located in a quiet area that is close to public transportation and shopping areas. The lease term is one year. Completion of application is required prior to showing. Proof of employment must be in the form of at least four recent paystubs to be emailed after showing if you decide you want the unit. Monthly income should be at least 2.5x monthly rent. Expected credit score minimum is 670. No prior evictions or significant criminal history. Owner pays for water. Tenant pays for electric and gas. No dogs (except small ones ( i.e., 10 or fewer pounds) are permitted. Cats are welcome. Background Fee: $40 (nonrefundable). Security deposit does not include First or last month's rent. To move in, applicant needs $2700 which covers first month's rent and security deposit. Unfortunately, no rental assistance programs will be considered at this time.
