Other term agreements are subject to negotiation upon request. TENANT RULES AND REGULATIONS: No smoking allowed. No assignments or subleases may be made by Tenant without prior written consent of the Landlord. Routine (~6 months) dryer vent maintenance is required by Tenant to reduce in-unit fire hazards. SECURITY DEPOSIT: Upon signing this Lease, Tenant shall pay to Landlord the unit security deposit and a one-time $130 per pet security deposit. MOVE IN/OUT FEE: To protect building security, Tenant is responsible for paying a one-time move coordination fee of $1,200 to Landlord. Tenant must contact Landlord to schedule and coordinate move details two weeks prior to move date or fine may incur. Dogs are restricted to a weight limit of thirty five (35) pounds and are restricted from using the unit decks for urination or dog waste. No pads, artificial turf, trays or containers of any type to catch dog waste or urine are allowed. Pets must be on a leash or carried at all times when outside the unit. TENANT'S RESPONSIBILITIES: Tenant will maintain the Premises in safe, clean, and sanitary order and shall return the Premises to Landlord at the termination of this Lease or any extension thereof in the same condition except for ordinary wear and tear. Tenant will immediately notify Landlord of any dangerous conditions or defects in and about the Premises of which Tenant becomes aware. TENANT REPAIRS AND ALTERATIONS: Except as provided by law or authorized by the prior written consent of Landlord, Tenant will not make any repairs or alterations to the Premises. If any alterations or improvements are made on or to the Premises, with the exception of fixtures and personal property which can be removed without damage to the Premises, such alterations or improvements will become property of the Landlord upon the expiration of this Lease and any extensions thereof. LANDLORD'S RIGHT TO ACCESS: Landlord or their agents may enter the Premises in the event of an emergency, to make repairs or improvements, or to show the Premises to prospective tenants. Landlord may also enter the Premises to conduct inspections to check for safety or maintenance problems. Except in the case of an emergency, Tenant's abandonment of the Premises, or court order, Landlord shall give Tenant 48 hours written notice prior to Landlord's entry onto the Premises.
