1. This is a 1 year fixed lease. After the expiration date, the lease may continue on a month-to-month basis unless renewed in writing. 2. Tenant agrees to pay monthly rent of $ 2750, due on or before the 1st day of each month. Payments should be made via: Zillow Late rent is subject to a late fee of $ 50 after a grace period of 5 days. 3. Tenant shall pay a refundable security deposit of $ 2750 and last month rent of $2750 upon signing this Agreement. Deductions may be made for unpaid rent, damage beyond normal wear and tear, or violation of lease terms. 4. Tenant is responsible for all utilities, including water, electricity, gas, internet, HOA and sewer. 5. Occupancy by additional persons requires written approval from the Landlord. 6. Maintenance and Repairs Tenant must maintain the premises in clean, sanitary condition to meet the HOA requirement. Tenant shall notify Landlord promptly of any damage or needed repairs. Landlord is responsible for major structural repairs unless caused by Tenant negligence. 7. The Premises shall be used solely for residential purposes. No business or unlawful activity is permitted. 8. Tenant must vacate the premises by lease end unless otherwise agreed. Premises must be returned in the same condition as received, excluding normal wear and tear. 9. Landlord may enter the premises with 24-hour notice for inspection, repairs, or to show to prospective tenants or buyers, except in emergencies. 10. This Agreement shall be governed by the laws of the State of Georgia. 11. No smoking in the property.
