Beautiful home in a very nice and quiet neighborhood, with lots of space for a family. Well kept, clean, and maintained, Nice size heated pool and spa, nice size backyard and two garden sheds for outside storage. Clean and safe neighborhood and park is just across the street. Elementary school is within a few min walk and so are additional playgrounds. Chandler waterpark is within walking distance. Preferred lease terms is 2 yrs. Everyone above 18 yrs of age must submit credit and background check and be on the lease. Credit requirement is 720 or above. Renter pays for all utilities including gardening and pool maintenance. Renter must also follow HOA rules on lawns, holiday decorations, and street parking (house has a 3 car garage and a very wide driveway to keep additional 3-4 cars). No smoking inside the house, and absolutely no recreational meds or drugs or anything of that sort on the property, whether inside or outside. Pets could be allowed on case by case basis such as cats or smaller dogs on reasonable terms. "Important - Lease violations activities that would be subjected to correct or quit" - Late rent payment ( 3 days), partial rent payments even if on time, unlawful activities, activities that are not unlawful but causing inconvenience to others, use of recreational drugs anywhere on the property or smoking inside, hoarding of any type, and lack of reasonable maintenance and cleanliness. Pool and yard must be maintained at all times. If pool is not really needed, then this isn't the best choice for a rental property. Please rent a property that has no pool. For safety reasons, pool needs to be always clean. Happy to talk about terms and make reasonable adjustments if needed for reasonable potential tenants. However, formal application and lease terms must be properly executed. Rent-to-own or seller financing option could be considered, and I would charge an interest rate of 6% which is lower than any national bank or credit unions out there. Note that typical rent to own options charge higher than banks due to associated risks to the owner. You would also save a ton on property taxes until I carry the title. 10% of monthly payments would accumulate directly towards the purchase.
