House has all new laminate flooring, new tile in bathroom, fresh paint, large bedroom and closet, and excellent AC/heat. Guesthouse sits directly behind landlord's primary residence and rent includes the cost of electric, water, and garbage. Kitchen comes with small pantry, refrigerator/freezer, sink, and microwave. No stove/oven provided. Tenant is responsible for providing a small electric (120v) counter top oven, convection cooktop, and/or outdoor grill as needed/wanted. No laundry on site. Tenant responsible for purchasing own satellite Internet service. No landlines for phone/Internet. This is a working farmstead with livestock and livestock guardian dogs. Tenant may hear us cutting wood for winter and doing normal farming activities using normal farming equipment. Tenant may hear livestock and dogs. The driveway is approximately 1/4 mile long, steep, and gravel, so tenant should preferably have AWD or 4WD vehicle. No smoking inside home. If tenant is smoker, must completely extinguish, contain, and store cigarette butts outside and must dispose of butts in sealed bag in outside garbage can. Due to biosecurity and to protect the safety of existing and future livestock on our farm, no outside animals are allowed on the property to live or visit, no exceptions. Lease term is 12 months. $1350 deposit and 1st month's rent due at signing. First month may be prorated based on lease start date. Monthly rent includes electric, water, and trash service. Tenant responsible for putting trash/recycling in bins no later than noon on Tuesday. No smoking in home. No pets allowed due to livestock guardian dogs and livestock on property. Tenant responsible for their own Internet provider. No landline phone service available. Tenant will have 1 assigned parking space.
