All inquiries must be made through the MorganRentalHomes.com website. RENT AND LEASE TERM: Monthly rent of $1500 payable in advance and without demand on or before the first day of each month. The lease term is one year. A security deposit of $1500. Payment of all deposits and first month rent are required at lease signing. LATE CHARGES: If monthly rental payment is not paid in full on or before the third day of each month, there shall occur an initial late charge of $20.00, plus an additional late charge of $10.00 per day thereafter until the rental payment is paid in full. RETURNED CHECK/OTHER CHARGES: A $25.00 charge for each returned check plus initial and daily late charges until acceptable payment is received by landlord. A penalty of $10.00 per day for violating pet restrictions of lease. OCCUPANTS: Tenant must obtain landlord's permission for guests staying longer than 21 days. NO PETS ALLOWED MOVE-OUT NOTICE: At least 30 days written notice of intent to vacate must be given to landlord prior to move-out at the end of the lease term or renewal or extension period. Last month's rent must be for a full month without prorating. SPECIAL PROVISIONS: No smoking on premises; no pools, swing sets, jungle gyms, etc. without landlord permission. Tenant is responsible for maintaining the yard in keeping with best practices in the neighborhood.
