To mitigate these risks, the Tenant agrees to the following: 2. Use of Primary Heating System: The Tenant shall use the permanent, gas-fueled heating system provided in the unit as the primary source of heat. The heating system must be operated to maintain a consistent, low background temperature (e.g., a minimum of 70 degrees Fahrenheit as required by California law, or a mutually agreed-upon consistent temperature) during cold or damp periods to keep all surfaces warm and above the 'dew point'. 3. Prohibited Heating Methods: The use of portable heaters, kerosene heaters, or propane heaters as a heating source is strictly prohibited due to fire risk and potential for increased condensation. 4. Ventilation: The Tenant shall ensure proper ventilation by periodically airing out the unit to allow circulation of fresh air and reduce humidity levels. 5. Reporting: The Tenant must immediately report any leaks, water intrusion, signs of dampness, or non-functioning heating equipment to the Landlord in writing. 6.
