A late fee applies after the grace period stated in the lease. Security deposit is due at signing. Renter's insurance is required for the full lease term (proof required before move-in). No smoking inside the home. Renter must keep the property clean and report maintenance issues promptly. Alterations (painting, mounting TVs, fixtures) require written approval and must be fixed upon completion of lease term. Maintenance responsibilities Owner pays for repairs due to normal wear and tear, and for major repairs to HVAC, plumbing, electrical, roof, and appliances provided by the owner. Renter pays for minor maintenance and basic upkeep, including light bulbs, batteries, air filters, and any damage caused by renter, guests, or pets. Repair cost cap for renter-caused issues For repairs that are renter-caused or due to misuse/negligence, renter is responsible for the cost up to $500 per incident. Any amount above $500 for the same incident is paid by the owner unless the lease or Texas law allows charging the renter for the full amount based on documented fault. Service call rule If a technician is dispatched and the issue is renter-caused (or access is not provided), renter pays the service call fee, applied toward the $500 cap.
