We completely redid the kitchen a part of an addition in 2005. The master bedroom, master bath, laundry room addition is all marble and granite. The other bathrooms were updated just before we bought the house in 2005, so your suggestions that a kitchen or bathroom redo that might make the house more valuable aren't on target.
