1. General Cleanliness & Sanitation
Keep the apartment clean, sanitary, and free of trash, debris, and pest-attracting conditions.
Dispose of garbage properly using designated bins or dumpsters.
Prevent mold and mildew growth by maintaining proper ventilation (especially in bathrooms and kitchens).
Report any signs of pest infestation (roaches, rodents, bedbugs) to the landlord promptly.
Keep common areas (hallways, laundry rooms, parking areas) clean and unobstructed.
2. Plumbing & Water Systems
Avoid flushing non-flushable items (wipes, paper towels, feminine products) down toilets.
Clean and clear sink/shower drains of hair and debris regularly to prevent clogs.
Report leaks, dripping faucets, or running toilets to the landlord immediately.
Know the location of the main water shut-off valve in case of emergency.
In cold climates, take steps to prevent pipe freezing (keep heat at minimum temperature).
3. Appliances & Equipment
Use appliances (stove, refrigerator, dishwasher, in-wall AC units) as intended and per manufacturer guidelines.
Clean the stove, oven, and range hood regularly to prevent grease buildup and fire hazards.
Clean dryer lint trap after each use to prevent fire risk.
Replace refrigerator water filters if applicable (per lease terms).
Report malfunctioning appliances to the landlord; do not attempt major repairs independently.
4. In-Wall Air Conditioning Units
Clean the AC filter at least once a month or more frequently during heavy use; a clogged filter reduces efficiency and can damage the unit.
Do not block the front intake or discharge vents with furniture, curtains, or other objects.
Keep windows and doors closed when the AC is running to avoid overloading the unit.
Turn off the unit when leaving the apartment for an extended time to conserve energy and reduce wear.
Report any unusual noises, water leaks, ice buildup, or reduced cooling performance to the landlord promptly.
Do not attempt to remove, repair, or tamper with the unit; all servicing must be performed by authorized personnel.
5. Doors, Windows & Locks
Keep all entry doors locked and secure; report broken locks or door hardware immediately.
Do not make unauthorized copies of keys or grant building access to unauthorized persons.
Keep windows clean; report broken seals, cracked glass, or damaged screens promptly.
Do not remove or damage window screens.
Ensure window locks are functional and report any failures.
6. Walls, Floors & Interior Surfaces
Avoid causing holes, stains, or excessive damage to walls, ceilings, and floors beyond normal wear and tear.
Use appropriate wall anchors when hanging items; fill small nail holes before move-out (unless otherwise specified in lease).
Clean up spills on floors promptly to prevent staining or water damage.
Use furniture pads under heavy items to protect hardwood or vinyl flooring.
Do not paint, wallpaper, or make structural alterations without written landlord permission.
7. Safety & Emergency Equipment
Test smoke detectors and carbon monoxide detectors monthly; replace batteries as needed.
Never disable or tamper with smoke/CO detectors.
Know the location of fire extinguishers; report expired or discharged units to the landlord.
Keep exit pathways (hallways, stairwells) free of personal belongings.
Report any safety hazards (exposed wiring, broken steps, structural concerns) immediately.
8. Balcony, Patio & Exterior Areas (if applicable)
Keep balconies and patios clean and free of accumulated trash or debris.
Do not store hazardous materials (gasoline, propane tanks) on balconies unless permitted.
Do not hang laundry, tarps, or signs from balcony railings (unless permitted by lease/HOA).
Report any damage to railings, fencing, or exterior fixtures immediately.
9. Reporting Obligations
Notify the landlord promptly (in writing when possible) of any damage, malfunction, or maintenance issue.
Failure to report known issues in a timely manner may result in the tenant being held liable for resulting damage.
Provide landlord or maintenance personnel access to the unit for repairs with proper notice (typically 24 48 hours, per state law).
10. Move-Out Responsibilities
Return the unit in the same condition as received, accounting for normal wear and tear.
Conduct a thorough cleaning of all surfaces, appliances, and fixtures.
Remove all personal belongings and dispose of trash properly.
Return all keys, fobs, parking passes, and access devices.
Participate in a walk-through inspection with the landlord if requested.
