Please go to the Concord West of the Ashley website for photos of the complex. SPECIAL STIPULATIONS NO SMOKING in the unit and NO PETS LEASE IS FOR ONE YEAR a. Tenant acknowledges receipt of two keys to the unit front door and two FOBs for entrance to the gates, fitness area, and pool areas. In addition, Tenant acknowledges receipt of one key to the linen closet and one USPS key for mailbox #138. Tenant will pay the following should FOBS/keys be lost or not returned upon termination of this rental agreement: FOBs: $50.00 each; rekeying of entry door lock if both keys are not returned: $150.00; linen closet key: $50; mailbox key: Tenant replaces key and is charged by the USPS b. Tenant understands that because the firebox in the fireplace area is corroded, it is unsafe and dangerous to light a fire and agrees not to do so. e. Tenant agrees to empty the lint in the dryer after each use as buildup is a fire hazard. f. Tenant agrees to turn off the "water shut off valve" that is located in the kitchen closet if leaving the unit for more than a few days. g. Tenant agrees to owner entering unit approximately every two months to change the air filter. Mutual time will be agreed upon. h. Tenant agrees to comply with the provided Concord Rules and Regulations i. U-verse, Xfinity, and WOW are the three available cable services in the Concord complex. Tenant is responsible for all communication and fees with the cable company. j. Tenant agrees to have the unit professionally cleaned upon vacancy. k. Tenant agrees to a walk through inspection before taking occupancy and a post walk through after unit is professionally cleaned l. Tenant shall be aware that no one is permitted in the locked attic space that is found in the master bedroom closet. Only management has keys. m. All occupants 18 years and older agree to provide a photo ID.
