This cozy home has freshly painted interior walls with hardwood floors, natural light, and a dedicated office for working remotely. Located in Barnum, this property is just 5-10 minutes west of downtown Denver and close to 6th Ave, making it ideal for easy commutes into the city or for trips to the mountains! If you are a traveling nurse, there are multiple hospitals within a 10 minute commute. The nearby Lakewood Gulch Trail connects to the S Platte RiverTrail which is great for biking into downtown. Within a 20-30 minute bike ride you can get to so many cool places like Empower Stadium and Meow Wolf! This property is also less than 10 minutes away from Sloan's Lake and the hip Edgewater Public Market, a collective of local food stalls and boutiques. If you need anything during your stay, I'm a quick 10 minute commute away! Keep reading if you'd like specific information on each space in this rental property and for recreation, entertainment, dining, and shopping in this area. Furnishings and amenities can be modified to fit your needs upon request. Please feel free to message me with any questions you may have! BEDROOM The comfy queen size bed is less than two years old and there are blackout curtains in this room to ensure you get good sleep no matter what the time. The nightstand has a built-in charging station (2 power outlets and 3 USB ports) and a bedside lamp. There's a large four drawer dresser and closet equipped with clothes hangers, shoe rack, and hamper. Two sets of queen sheets, comforters, and four pillows provided. The rug in this room is machine washable. OFFICE As pictured, the second bedroom is set up as an office currently. A full sized air mattress and bedding are provided for accommodating guests. If you'd prefer, I can convert this space into a true second bedroom and furnish it with a full sized bed instead. The current setup includes a comfy reading chair nook, storage cabinets, and a creative workspace with a desk and chair. Basic office supplies are provided. The closet stores cleaning supplies, an iron, ironing board, portable fan, air mattress, and additional linens. The rug in this room is spot clean only. BATHROOM The bathroom has been recently remodeled with a beautiful tile and glass door rain shower. It also has a faucet and handheld sprayer that works well for dog baths. The bathroom mirror opens up for storing toiletries. There is also room under the sink and on the shelves. Bathroom essentials and starter toiletries are included. LIVING ROOM The living room has large windows, a comfy couch, smart TV, coffee table, lamp, bench with storage bins, and storage cabinet. Since the TV stand is on wheels, you can easily roll the TV into the bedroom. The rug is machine washable. The thermostat is located in this room. Enjoy the Colorado guide books, national park puzzle, and games included! KITCHEN The kitchen has new granite countertops, stainless steel appliances, and wooden pantry shelves with storage crates. The hightop dining table and four stools is in a cozy nook by the window. Appliances include a combo washer/dryer, large refrigerator, gas stove, microwave, toaster, magic bullet blender, electric kettle, coffee bean grinder, and dual coffee maker (carafe and single k-pod). Additional drink making methods include a french press, pour over system, teapot, and home bar kit. Kitchen essentials, cleaning supplies, and starter cooking/baking supplies are provided. Please message me if you'd like more specifics on what is included. YARD The front yard has a privacy fence, over sixty native Colorado plants, a beautiful big Linden tree, and flagstone walkway leading to the front door. The large concrete driveway is perfect for parking 2+ cars. Plenty of side street parking is available as well, just remember to check the street sweeping signs. The backyard has new 6 foot fences! It is fully fenced in with a good sized patch of grass making it perfect for dogs. You'll love relaxing in one of the many outdoor areas: lounging in the adirondack chairs drinking coffee, sitting on the bench in the garden watching birds, or enjoying a glass of wine at the bistro set on the patio pergola under the magical string lights, The yard is full of life! There is one large established tree, 6 newly planted trees, many native Colorado plants, and raised garden beds. There is also an outside lockable storage shed perfect for storing your bins and any outdoor gear you may have brought along with you. There is a clothes line, compost, and a lockable gate leading to the alleyway where your trash, recycling, and green bins are located. Note: Canvas tent in the backyard is not included. SECURITY Cameras by front and back door. Smart locking system with code for the front door. RECREATION and ENTERTAINMENT Barnum Park - 1 mile (20 minute walk or 5 minute bike via 4th Ave) Offers gorgeous views of the Denver skyline, trails around a large pond, a dog park, playground, recreational center, and adult softball leagues. Lakewood Gulch Trail - 1 mile (5 minute bike via Perry St) This trail takes you through Paco Sanchez Park and connects to the S Platte RiverTrail which is a great paved path for biking into downtown! Within a 20-30 minute bike ride you can get to all the cool places listed below. Nearby Downtown Experiences *Empower Field at Mile High Stadium - 3 miles (6 minute drive or 17 minute bike) *Meow Wolf - 3 miles (6 minute drive or 19 minute bike) *Downtown Aquarium - 4 miles (7 minute drive or 22 minute bike) *Ball Arena - 3.6 miles (7 minute drive or 22 minute bike) *Denver Museum of Contemporary Arts - 4 miles (9 minute drive or 20 minute bike) *Elitch Gardens Amusement Park - 5 miles (12 minute drive or 25 minute bike) *Coors Field - 6.7 miles (12 minute drive or 28 minute bike) Sloan's Lake - 2 miles (8 minute drive or 13 minute bike via Perry St) The biggest lake in Denver and the citys second-largest park. Boasting two playgrounds, tennis courts, multiple athletic fields, boating, basketball courts, multi-use trails, and picnic areas, there is something for everyone at this spot! Additionally, its one of the best parks for catching a sunset, with stunning views of the Rocky Mountains and Denver skyline. While you're there, stop at Odell Brewing: Sloan's Lake Brewhouse & Pizzeria! Fun Fact: each July, Sloans Lake hosts the two-day Colorado Dragon Boat Festival. Red Rocks Park and Amphitheater, Morrison - 11.5 miles (15 minute drive) Want to see your favorite band while surrounded by nature? Get tickets to a Red Rocks concert or event! With a uniquely located stage surrounded by incredible red rocks that tower above the seating areas and views of the sky and surrounding areas makes it simply breathtaking! Movement Baker Gym - Climbing, Yoga, and Fitness - 3 miles (7 minute drive) Whether you already rock climb or just want to try it out, let me know and I have a guest pass you can use! Looking to get out of the city and enjoy nature without a long drive? Here are some of my favorite trails: -Green Mountain, Lakewood (15 minute drive) -North Table Mountain Park, Golden (20 minute drive) -Genesee Park, Golden (20 minute drive) -Mount Galbraith Park (22 minute drive) DINING and SHOPPING Edgewater Public Market - 2.5 miles (10 minute drive) A hip collective of local food stalls, retail boutiques, and rotating events! Tennyson Street Shops - W 38th Ave and Tennyson St (10 minute drive) Super cute and unique local shops! Brew Culture Coffee - 1.7 miles (6 minute drive or 13 minute bike) Peaceful atmosphere with local artisan coffee, pastries, and kombucha on tap. Side Pony Coffee and Cocktails - 2 miles (7 minute drive or 14 minute bike) Coffee, light breakfast, cocktails, bites. Dog friendly patio! Joyride Brewing - 2.5 miles (8 minute drive) Has the best Tuesday night Trivia at 7PM. Make sure to get there early and order some delicious takeout food from US Thai or Edgewater Inn Pizza just down the street. Lookin Good Restaurant and Lounge (right around the corner, 4 minute drive) My all time favorite Elvis themed Greek breakfast diner! Yes! You read that right! This place is a definite neighborhood gem. The Mad Greek Waffle and the Chile Relleno burrito are my go to items to order. Lakewood City Commons and Belmar Shops (8 mile drive) This is an area for commercial shopping, check it out on google maps for all the shops available here. GROCERIES -Sprouts on Wadsworth (6 minute drive via 1st Ave) -PetSmart on Wadsworth (6 minute drive via 1st Ave) -Walmart on Wadsworth (7 minute drive via 1st Ave) -Viet Hoa Supermarket on Sheridan (4 minute drive) -King Soopers on Sheridan (7 minute drive) -Target on Sheridan (7 minute drive) -Carniceria Zacatecas on Knox (4 minute drive) Utilities to be discussed with tenant based on lease terms.
