Parties & Property These terms apply to the combined booking of Units C & D at the Teton St property in Houston, TX, managed by Luxe Stays Vacation Rentals on behalf of the owner. 2. Term & Minimum Stay All stays require a minimum of 30 consecutive nights. The lease begins at 3:00 PM on the arrival date and ends at 10:00 AM on the departure date. Extensions are subject to availability and must be requested through the booking app. 3. Rent & Payments Rent is due in full according to the booking schedule. Monthly stays are billed through the booking platform. Any applicable taxes, cleaning fees, or additional charges are itemized on the booking confirmation. 4. Occupancy Combined Units C & D accommodate a maximum of 10 guests (4 bedrooms, 5 bathrooms). Only registered guests may occupy the property overnight. Additional guests require prior approval. 5. Check-In / Check-Out Check-in: 3:00 PM via electronic lock. Access codes for both units are provided through the booking app. Check-out: 10:00 AM sharp to allow for cleaning and turnover. All communication, check-in instructions, and support are handled exclusively through the booking app. 6. House Rules Quiet hours: 10:00 PM 7:00 AM. No smoking inside either unit. Smoking is only permitted outdoors away from entrances. No parties or events unless approved in writing. Pets allowed only if approved at the time of booking. Guests are responsible for the conduct of all occupants and visitors. 7. Maintenance & Damages Normal wear and tear is covered by the owner. Damage beyond normal wear and tear is the guest's responsibility. Renters insurance is required. Report maintenance issues through the booking app; our team will respond promptly. 8. Guest Screening All guests must complete ID verification and credibility checks before the lease is confirmed. 9. Termination Either party may terminate with 30 days' written notice after the initial 30-day term, unless state or local law provides otherwise. Violation of house rules, occupancy limits, or unauthorized smoking may result in immediate termination without refund.
