No subleasing, short-term rentals, or assignment of the lease is permitted without prior written consent from landlord. Pets may be permitted subject to landlord approval. Tenant may either: * Pay a refundable pet deposit of $250 per pet. * Or pay a monthly pet fee of $75 per month per pet. The security deposit is refundable upon proper 30-day notice and completion of the lease term, subject to deductions for unpaid rent, damages beyond normal wear and tear, cleaning, or other lease violations in accordance with Texas law and the lease agreement.
