Downtown Sacramento is just a 10-minute drive away. ABOUT THE HOUSE: A charming 2 bedroom, 1 bathroom cottage house, 843 square feet. Newly renovated kitchen with granite countertops, and bathroom (jack-and-jill style, refer to pictures) for shared use by landlord and prospective tenant. Shared appliances include: gas stovetop and oven, microwave, washer/dryer, dishwasher, and refrigerator. The house also has a charming backyard patio that can be enjoyed by the tenant. ABOUT THE ROOM: - Rent is $850/month (all utilities included, including AT&T Fiber internet) Room is street-facing, approximately 100 square feet. Room includes a ceiling fan, deep closet, and two large windows. Room is furnished with a twin bed and table with stools but furniture can be removed upon request. There is a single bathroom for the house, which would be shared with the landlord (me). ABOUT THE OWNER/PROSPECTIVE TENANT: I am a graduate student in my 30's looking for a single occupant; a responsible and respectful tenant, ideally nurses, traveling nurses, medical professionals, or fellow graduate students. The prospective tenant is expected to maintain cleanliness of shared spaces (i.e. living room, kitchen, bathroom, patio, etc.) and use shared appliances respectfully. Currently, the owner (me) is living in one room and the prospective tenant will be in the other. ADDITIONAL DETAILS: - All utilities are included - Central air and heat (no wall units) - Designated off-street parking for tenant available - Backyard shed for additional storage as needed - Single occupants only, please - Sorry, no pets. I do have a cat who is very quiet and gentle but unfortunately does not get along with other cats (friendly with people and mostly keeps to herself) - Sorry, no parties - Asking for 1st month's rent and a $850 refundable security deposit due at the time of signing - A 6-12 month lease (or longer) is highly preferred, but month-to-month agreements will be considered for the right tenant - Application will include initial email correspondence followed by face-to-face interview and verification of employment, source of income, etc. - Single occupants only - No parties (or excessive noise) - Maintain cleanliness of shared spaces (living room, kitchen, bathroom, patio) - No pets - 6-12 month lease highly preferred - One month's rent ($850) as a refundable security deposit - No drugs, no smoking
