    The land is legally described as follows:Township 14, North, Range 18, West of the Sixth P.M. in Custer County, Nebraska: The West Half (W 1/2) of Section Thirty-six (36). The ground is located in the southern part of Custer County, Nebraska.The most direct route to access the ranch is from Highway 183 where one turns east on 781 Road and travels a gravel road for 2 miles. This route leads directly to the auto gate of the homestead and pasture location of the property. The property consists of 320 acres.Soil TypeAccording to the United States Natural Resources Conservation Service Agency records, the primary soils of the property are silty, well drained soils on dissected uplands. The soil is best suited to range and is used for livestock grazing. The uplands are transected by stream and river valleys, which generally extend from the northwest to the southeast. The valleys range from silty, well drained soils on stream terraces to sandy, poorly drained soils on bottom lands. The soil is susceptible to wind and water erosion. The property mainly consists of strongly sloping to very steep, dissected uplands. The surface layer is dark grayish brown friable silt loam about 10 inches thick. The subsoil is about 15 inches thick and is grayish brown, friable silt loam. Pasture ConditionPasture for livestock depend on rainfall to sustain grass growth for summer livestock grazing. This year it is proving to be a dry season with little to no rainfall and hot temperatures. Considering these factors, the pasture ground appears to be in fair to good condition. There are obvious locations on the ranch where grass appears to be minimal due to the weather conditions. It also appears the pasture land has been grazed by livestock over periods of time and manure droppings were present in the pasture.ImprovementsThe central property location appears to be through an auto gate and up into a windy, dirt pasture road into an area that is essentially surrounded by trees. There appears to be a home, a barn, garage, and a small shed. There is a set of corrals attached around the barn, but are not operational and appear to need extensive revamping and improvement before livestock could be contained or processed through the corrals. Typography: The topographical layout of the ranch consists of large rolling hills, strongly sloping to very steep, dissected uplands.Water Resources: The water resources appear to be adequate on the property. There appears to be a windmill in the pasture and hydrants near the buildings and home. FencesThe fences on the property appear to be in fair condition. The fences consist of a four wire, barbed wire fence line with suitable posts. There is also a three wire barbed fence and square fencing along the bottom on the northern boundary of the property. An occasional steel post is situated in the fence line and there were a couple of wires that needed to be repaired. As stated earlier, the corral fencing needs maintenance. Carrying capacityThis property has the ability to sustain 30-40 cow/calf pairs or up to 50 head of cattle for a 5 1/2 to 6 month grazing period.
