The tenant will place a down payment of $2,150 month rent due at signing and returned at end of lease upon inspection once moved out of the studio. The tenant is contracted to lease for 12 months and, thereafter the individual can renegotiate new lease terms. No pets allowed. no-smoking or vaping. Renter will provide and pay for their internet. Owner pays for water/electric and trash. However, the tenant will be responsible for disposing of their trash on the designated days for trash and recycling pick-up with containers that will be available. The tenant is responsible for any damages that occur while moving in or out and while occupying the rental space and housing property. There is no allowance of parties, and tenant(s) will be respectful of any noise complaints that owners may experience and vice-versa. The tenant cannot sublease nor make any modifications to the ADU studio. The tenant will have access to off street parking. Owners have the right to request access to studio as needed with 24 hour notice to the tenant(s). Tenant(s) has the right to request for repairs with owner to respond 24 hours after request for repairs. Rent for the studio of $2,150/month will be due at the beginning of the month (and there will be a 5 day grace period not to occur in consecutive months), and failure to pay on time thereafter will result in a $50 late fee. If 2 tenants occupy the studio costs will be $2,300/month.
