Extra large washer/dryer, 2 car garage. Tenant will pay all utilities and landscaping. Owner will do a trim, weeding and feeding 2x year. An unfurnished or partially furnished option also available. Some wonderful nearby schools including Skyline High School. Parks for kids, Duthie Hill bike park, minutes from Lake Sammamish and Issaquah Alps trails and skiing. 12 month lease at $ 4,200/month desired although a shorter lease of 6 months or monthly may be available at a higher rate. Currently fully furnished. Owner may be able to store some or all furnishings for the right guest. Currently the house is rented to a family and they move out July 3rd. There may be a few showings by appointment but we are trying to let the family get packed without a lot of interruptions. That is why we do not have any "tour" dates listed. If you really need to see the interior, please request a showing. The home interior will be painted beginning July 5th and there will be some updates that week so there will be plenty of opportunities to see it during that week. The photos shown were taken just prior to their moving in. Criteria for Approval This a "No Smoking" house. Seeking responsible individuals or family. Pets on a case by case basis and depends on the size and temperament of the pet and $50/month fee applies. Applicant must be the primary occupant. No sublets. Maximum of 6 occupants except for guests visiting 2 weeks or less. Applicant must have verifiable credit and income equal to 3x the rent and a credit score above 700. Applicant must occupy the home when the lease begins and not leave the home vacant without notifying the owner. Home can be used as a home office however should not result in extra traffic, noise, smell that contradicts with the neighborhood ambience. If there is criminal history we will consider how long ago the crime occurred, circumstances, and evidence of rehabilitation. A decision will based on the results of the online criminal history check. Owner pays HOA dues and 2x annual landscaping. Tenant pays first month's rent. Deposit equal to one month's rent to be returned after all utilities paid and home inspected upon move out. Tenant pays electric, gas, water, sewer, trash, cable/wifi Can provide high and low to give tenant and idea of costs Tenant responsible for normal mowing of the lawn Maximum 2 pets 2 cars in garage, 2 on drive. HOA discourages culdesac parking.
