Tenant shall maintain the Premises in a clean and sanitary condition and shall be responsible for minor repairs (e.g., replacing light bulbs, unclogging drains, maintaining yard). Tenant shall promptly notify Landlord of any necessary major repairs. The Premises shall be used solely as a private residence by the Tenant(s) listed herein and immediate family members. No commercial, illegal, or hazardous activities shall be conducted on the Premises. Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord. The Landlord may enter the Premises with reasonable notice (typically 24-48 hours, except in emergencies) for purposes of inspection, repairs, maintenance, or to show the Premises to prospective tenants or purchasers. A visual inspection of the property would be conducted every 30 to 60 days. Tenant shall not assign this Lease or sublet any portion of the Premises without the prior written consent of the Landlord. In the event of a default by the Tenant (e.g., failure to pay rent, violation of lease terms), the Landlord may, after providing proper notice as required by law, terminate this Lease and regain possession of the Premises. This Lease shall be governed by and construed in accordance with the laws of the State of California. This Lease constitutes the entire agreement between the Landlord and Tenant, and supersedes all prior negotiations, understandings, and agreements, whether oral or written.
