This is a Wingate 1992 single wide 14' X 70' Trailer in Lord Calvert Trailer Park. The trailer is in need of repairs (flooring, roof, ceiling, ceiling insulation, insulation under the trailer, some duct work, and electrical (it is unknown when the electrical was updated if at all)), but otherwise it is a nice trailer. The living room, front hallway and bedrooms are all carpeted (which would also need to be replaced) and the kitchen, bathrooms, and back hallway have vinyl floor covering and some of the flooring in the back bathroom, hallway and kitchen are a little soft. The roof was recently resealed in July 2011. The trailer is now occupied and has been since June 2009. The refrigerator ($575) and the flat top electric stove ($475) were bought brand new in 2010 and 2011. The master bedroom has its own master bathroom with a deep garden like tub. Many of the pipes under the trailer between the master bathroom and kitchen area have been replaced with proper piping since June of 2009. Electric space heaters have been used for heat but the cooling system is central air and there is a furnace for heat that is either oil or gas (also central heat) however, it is unknown if the furnace works. I am asking $5,000 OBO (Cash or Cashier's Check). The trailer will be available for buyer move in between February 15 and April 1 (depending on when it is bought and I find a house to move into). If the trailer is to be occupied while in the trailer park, an application will need to be filled out with Cherry Cove Property Management for (Lot rent - $513 a month) approval. There is also a small "garden" between the front door and driveway at the edge of the cement patio that I created last year. Green beans, zucchini, cantaloupes, red cabbage, kale and collard greens were grown last year, but it is very possible that other vegetables could be grown in moderation. The Schools assigned to this area are George Washington Carver Elementary, Spring Ridge Middle, and Great Mills High or the Fairlead Academy I.
