    Our entertainment and recreational ranch west of Ft. Worth is for sale and we are happy to show it to serious buyers. The ranch is amazing and is only 1.5 hours west of Dallas and less than an hour from Ft. Worth. Many have said it is the PRETTIEST SPOT in all of Texas. We are offering approximately 519 acres, for $11,000,000. Alternatively, we are willing to sell approximately 318 acres, for $9 million. The 519 ac. includes a 200-acre tract which is comprised of FANTASTIC views of the river, the deep canyon, and the beautiful plains beyond. The approximately 200 acres itself has large canyons that could be dammed up for beautiful lakes, two co-op water taps, and numerous building sites for a wonderful development or private retreat. As stated, alternatively, we are willing to sell approx. 318 ac., which has a few building sites along the cliff, as well as many building sites with beautiful canyon views. It even has a 3,500 ft. (approximate) runway ready to pave. This portion has sandy beaches, 4 family and guest houses and a home (located to the north) for the foreman, etc. We can sleep about 25 (guests) singles plus spouses, for a total of about 32. There are 4 barns, a mechanic's shop, a carpenter's shop, a bunkhouse, and 9 water wells and/or windmills on the 519 acres (8 on the 318 acres), and we are also connected to a co-op (City of Mineral Wells) for water. There are 3 co-op water taps on the 519 acres, (one on the 318 ac). The main ranch house is a sandstone rock house with 5 bedrooms, 5 1/2 baths (plus an outdoor shower), and a wonderful 3rd floor for kiddos or guests with 4 single beds. The ranch house is on a 400 ft. steep cliff overlooking the Brazos River. The owner and guest areas have a total of 14 regular bedrooms plus the 1 bedroom bunkhouse. There is also a treehouse and a carpenter shop which is plumbed in so that it can be converted to be a small bungalow. Also, there is a 200-year-old log cabin that overlooks the Brazos from the 400 ft. cliff. The log cabin has 4 bedrooms, 2 baths, and an outdoor shower. It has all modern conveniences which are mostly hidden from sight. There is a cypress barn-type garage near the main house which has a wonderful apartment above it, with 2 queen beds and 3 single beds. It is "so cute”. The barn-style garage is used to store ATVs and other vehicles. The cypress building also has a craft room, a water tank storage room, a heavily insulated storage room and a gun closet with 2 gun safes. There is an approx. 100-year-old remodeled home and a remodeled mobile home at the north end and middle of the property, respectively, which have 6 bedrooms and 3 baths between them. The ranch foreman lives in the 100 year-old home and the remodeled home is for overflow of guests. There are many building sites with fabulous river views, as well as many building sites with beautiful canyon views. The entire 519 acres could be developed into a wonderful subdivision. There are also 3 or 4 locations for someone to consider building additional lakes.
