Landlord's responsibility shall be limited to capital repairs and replacements, provided that the need for such repair or replacement is not the result of Tenant's failure to properly and diligently maintain the property, its systems, or equipment. A washer and dryer are presently located at the property and may be used by Tenant. The washer and dryer are provided strictly as a convenience and "as is." In the event either appliance requires repair or replacement during the tenancy, Landlord shall have no obligation to repair or replace the same.
