Rent: The rent to be paid by the Tenant to the Landlord throughout the Lease Term is to be made in monthly installments of $1100. The Rent shall be due on the 1st of each month. Late Fee: If Rent is not paid by the due date the Tenant will be charged a fee of $50. Rent is considered late if it has not been paid within 4 days after the Due Date. Security Deposit: A security deposit in the amount of $500 is required and will be held by the Landlord as security for the performance of the Tenant's obligations under this Agreement. The Tenant shall not use the Premises for any unlawful purpose or any purpose that would increase the insurance risk or violate local zoning ordinances. Maintenance and Repairs: The Tenant shall maintain the Premises in a clean, sanitary, and safe condition and shall promptly notify the Landlord of any damage, defects, or necessary repairs. The Landlord shall be responsible for major repairs and maintenance, while the Tenant shall be responsible for minor repairs and routine maintenance.
