Only fully completed applications will be considered and should have the following: 1. A completed TAR application for each applicant with all blanks filled in properly, including past landlord's name and phone numbers. 2. Last two pay stubs, if W-2 employed. 3. Last year's tax return, if self employed. 4. If newly hired, please provide your employment letter that references your start date and salary. 5. If your credit is sub-standard and/or you have had issues with bankruptcy or any other issues (including criminal history) that you feel may affect your application, please write a letter with your application explaining in detail the circumstances so that we may present your application to the landlord. 6. Application fee and security deposit must be in certified funds (cashier's check or money order), no personal checks, and will be turned in with the lease application. 7. Application fee is $90 per married couple or $50 per applicant. Please make sure your application fee is payable to me. Application fee is non-refundable. 8. A security deposit equal to one month's rent must b turned in via certified funds only and made payable to me. 9. Please provide a copy of Texas I.D. or Driver's License. 10. To qualify financially, you and each occupant must earn 2.5 times your portion of the monthly rent through verifiable income sources, have good credit, and have two years of favorable, verifiable rental or mortgage history. 11. The tenant selection criteria may include factors such as criminal history, credit history, current income, rental history, number of vehicles, and pet considerations. 12. Once all of the information above has been turned in, the verification process will begin.
