For the summer months, AC will be required 24/7 due to desert temperatures. A $400/monthly utility fee will be collected at booking. Guest will be presented with monthly electricity bills, and amounts used will be deducted from the $500 utility fee collected. Usage under $500 will be refunded to Guest after departure. Can also be booked on AIRBNB for 28 days or longer. For short-term/monthly leases: For summer AC usage - $400/monthly collected at booking and actual monthly electrical usage is deducted. Any remaining amount at departure will be refunded to the renter. For pool heating - $400 collected at booking and actual monthly gas usage is deducted.
