1. Lease contract must be 1 year, then re-evaluate for further terms. 2. Tenants responsible for all the utilities with self lawn care (renter ins. recommended). 3. If tenants breaks the leasing contract within the period, deposit won't be returned. 4. If tenants no longer intent to occupy, they shall still pay for the remaining of the lease period. 5. Rent due by the 1st through the 10th of every month, and $50/day for late payments. 6. To-be-determined on who keeps the deposit at contract release/termination via inspection result. 7. Property owner reserves the right to increase the rent after a year. 8. No pets allowed. Smoking inside is not tolerated. Violations including damages to the property will result in eviction and deposit not returned. More importantly, legal prosecutions will follow. 9. If rent is late more than 10 days, eviction notice and legal proceedings follow unless remediated.
