Any fines, penalties, violations, or charges issued against the property as a result of the Tenant's actions, negligence, or failure to comply with applicable laws, ordinances, homeowners' association rules, or regulations shall be the sole responsibility of the Tenant and must be paid by the Tenant. 6. The Tenant shall promptly notify the Landlord of any damage or maintenance issue. The Tenant shall be responsible for the cost of repairing any damage, malfunction, or condition caused by the Tenant, members of the Tenant's household, guests, invitees, negligence, misuse, abuse, or failure to properly maintain the premises. 7. The Tenant shall not be responsible for repairs resulting from normal wear and tear, structural defects, aging systems, or other maintenance items that are the Landlord's responsibility under applicable law and this Lease. 8. Examples of Tenant-responsible repairs include, but are not limited to, damaged doors, walls, windows, screens, appliances damaged through misuse, clogged drains caused by improper use, broken fixtures, damage caused by pets, and any other damage determined to have been caused by the Tenant or the Tenant's guests. Lease Renewal: 1. At the end of the lease term, this Lease will automatically continue on a month-to-month basis under the same terms and conditions unless terminated by either party. 2. Tenant must provide Landlord with at least ninety (90) days' written notice before moving out. Rent shall continue to be due until the end of the 90-day notice period.
