The City is responsible for maintaining the Cherry tree and the park strip out front, but we voluntarily water and mow it to keep it in good condition along with the front yard. A tenant does not need to have a Green Thumb to maintain the landscaping (the Landlord certainly doesn't have one), provided they have only 2 - 3 hours a month available in the warm months to do the basic necessities. This adds up to a total of about 15 - 20 hours per year for landscaping maintenance, to have two gorgeous private gardens. If a Tenant prefers to hire a landscaper to come in and do this basic maintenance, then that's fine with the Landlord. In the cold months (typically Nov - March/April), there is no need to do anything, since Landlord will turn off and drain the irrigation system before Winter and restart it in Spring. The two raised flower beds at the west end of the back yard are the Tenant's own to use to grow vegetables, herbs, plants, etc. They have drip irrigation to them as well. 6 Month Lease, then month-to-month $2,600 Security Deposit (refundable) $400 Cleaning Fee (retained for cleaning once move out; non-refundable) Pets Negotiable, with $50/month pet surcharge and $500 per Pet refundable Pet Deposit
