Private, unfurnished basement suite with a **private exterior entrance spacious living/sleeping area, private bathroom with walk-in shower, closet, and kitchenette. The kitchenette includes a full-size refrigerator, microwave, sink, cabinet and counter space, and a two-burner electric cooktop. The space features updated flooring, recessed lighting, and sliding glass doors providing natural light and direct access to the backyard/patio area. The basement is intended for the tenant's private use and has a separate entrance from the exterior. **The interior door connecting the basement to the main home will remain locked and will only be unlocked during the tenant's scheduled laundry time.** Household laundry facilities are shared with the homeowners. The tenant may use the washer and dryer **once per week** on an agreed-upon day and time. One guest parking pass is provided for the parking area located by the community pool across the street. Additional street parking is available, subject to availability and community parking regulations. Lease Terms & House Rules Lease Duration: The lease term is one year (12 months). No smoking or vaping is permitted inside or outside the property. No pets are allowed. Quiet Hours: Quiet hours are from 9:00 PM to 7:00 AM daily. During quiet hours, tenants and guests must keep music, television, conversations, and other noise at a reasonable level and avoid excessive noise that may disturb other occupants or neighbors. Guests: Guests are permitted, and the tenant is responsible for the conduct of their guests. Overnight guests should be limited to reasonable, occasional visits. No additional person may establish residency or permanently occupy the rental without prior landlord approval. Parking: The tenant will be provided with one guest parking pass that may be used for the parking area located by the pool across the street. Additional parking is available on the street, subject to availability and any community or local parking regulations. The parking pass must be returned at the end of the tenancy. Laundry: The tenant may use the household washer and dryer once per week on an agreed-upon day/time. Laundry facilities are shared with the homeowners and should be left clean after use. Property Care: The tenant is expected to keep the rental space clean and sanitary and promptly report any leaks, damage, maintenance problems, or safety concerns. The tenant is responsible for damage caused by the tenant or their guests beyond normal wear and tear. Shared Areas: Any shared areas of the property must be kept clean and used respectfully. Illegal activity is prohibited on the property. The tenant may not paint, install fixtures, make alterations, or make permanent changes to the rental space without prior landlord approval.
