The landlord will pay for the trash pick up, HVAC Maintenance, x2 annual pest control (yard only, indoor pests aren't typically a problem due to home having a pier/beam subfloor). Pets are generally okay. I have discovered, however, that small pets do less damage overall, which means less hassle when the tenant decides to vacate the premises.
