Parking & Garage Use Only authorized vehicles may be parked on the property. No vehicle repairs, oil changes, or storage of inoperable vehicles. Garage must be kept clean and used for parking and storage only. ________________________________________ 7. Trash & Recycling Tenant must follow Milwaukee's trash and recycling schedule. All waste must be placed in proper bins and secured to prevent pests. Bins must be returned from the curb promptly after pickup. ________________________________________ 8. Repairs & Maintenance Requests Owner handles major repairs; tenant handles minor upkeep (light bulbs, batteries, clogged drains caused by misuse, etc.). Tenant must report issues immediately to prevent damage. Failure to report problems that worsen over time may result in tenant liability. ________________________________________ 9. Guests & Occupancy Long term guests (over 14 consecutive days or 30 days in a year) require written approval. Subletting or Airbnb style rentals are strictly prohibited. ________________________________________ 10. Safety & Security Tenant must lock doors and windows when away. Smoke detectors and CO detectors must not be tampered with. Tenant must replace batteries as needed and notify owner if a device malfunctions.
