This house comes about 75% furnished and rents for 2175/month. (Note that Zillow's "Rent Zestimate" is $3243.) The lease on the property may be for one year or 20 months with the possibility of a month-to-month extension. The stipulations and conditions of the lease will for the most part be rather traditional. Yet, there are a couple of stipulations or conditions that will be different and might appeal to some prospective renters more than others. First, before the end of the lease, the owner may (and probably will) decide to sell the property upon the termination of the lease in which case the lessor will automatically be offered the legal "right of first refusal" regarding the purchase of the house for a price of $560,000. (Zillow's current "Sale Zestimate" is $605,000.) Such an offer will automatically expire when the lease expires even if the lease otherwise continues month-to-month. By the way, at this price, Buyer will be expected to assume responsibility for all closing costs. With no realtors involved, purchasing this house at the end of a year would be a bargain; in two years at the price above such a deal would probably be a super incredible bargain. Second, the lease will grant the lessor the right to sublease portions of the house. For instance, presently, there is a tenant living there on a month-to-month lease. He pays $750./mo rent and takes full responsibility for snow removal and lawn maintenance and other odd jobs in exchange for a reduction of $250. Although, he may no longer be available after September 1, the lessor may replace him, if he/she so chooses. His rent, after the reduction, is more than sufficient to cover all the costs of the utilities. Third, if the lessor only owns one car, owner retains the privilege of leaving his car parked (rented or owned) in the garage for the first 10 months or so. Finally, owner and lessor both retain the right to store personal property anywhere in the downstairs area, attic, and garage, although only the owner may use the space under the stairs, closet in garage, the closet in the downstairs bathroom for storage. {These concessions are reflected in the rental price and the offer of the right to first refusal above.}. Owner will remove most if not all of his personal possessions, car, and about 1/2 of the furniture in August of 2022. {Pool/ping pong table & piano will probably stay with the house.} Finally, due to the low rent and the fact that the owner will be abroad, lessor agrees to arrange for any repairs and pay the first 300. Of their costs. non-emergency repairs or replacements must be approved in advance by owner. Lessor also agrees to maintain the "Service Plus" contract with Center Point Energy when changing utilities to their name. HOUSE WILL BE SHOWN BY APPOINTMENT.
