This house has no air conditioning or heat. If desired, you must provide window units for cooling. They cost about $135 for a new unit. Plug in heaters cost about $35 for new units. We used to provide these but they kept disappearing when tenants moved out. Air conditioners and heaters ARE NOT PROVIDED! The rent is reflective of the home s amenities. I do not conduct the background or credit checks myself. We use a 3rd party service provider and will follow the recommendation for the security deposit. There are a few options for the deposit. The lowest deposit is available for those who will not have any issues with their background and credit check. With no issues the deposit is 1 month s rent ($600). Without issues the funds needed prior to move in would be $600 deposit and $600 rent. Total would be $1,200 If the screening company recommends an additional month s rent for the deposit for things such as credit, criminal, or evictions issues (such as an eviction from a few years ago), the deposit would be 2 month s rent ($1,200). At the recommendation of the screening company if you are required to have the larger deposit, funds needed prior to moving in would be $1,200 deposit and $600 rent. Total would be $1,800. The max deposit would be for such things as major credit, or criminal history, recent or multiple evictions etc. The max deposit would be 3 month's rent ($1,800) funds needed to move in would be $2,400 total. The higher deposits are to protect the owner from a lengthy eviction process, or damage to the home. This is how we are able to rent to someone without good credit, or those who may have had evictions in the past. The application fee (including the background/credit check) is $45. We do offer the home to people without having to undergo the background/credit check. If you know there will be issues that put you in the highest deposit category, you do not have to pay the $45 application fee. In this case the deposit is automatically set to 3 month s rent ($1,800). Again, the total funds needed to move in would be the deposit ($1,800) plus the first month s rent of $600. The house has 2 bedrooms, one bath, eat in kitchen, family/living room and a den. The den is often used as a bedroom; however it has an exterior door. I will be at this house tomorrow Saturday 5/12 at 4 pm to show the home to several interested persons. We do not hold the vacancy unless a non-refundable deposit is put down, or a lease is signed.
