LEASE TERMS The following documentation is required for every applicant to be considered: A completed application form $100.00 application fee. A complete copy of recent bank statements. A copy of photo ID An employment verification letter Three consecutive pay stubs Full income tax returns Landlord reference letter Residents are required to have an annual income that is equal to 40 times the amount of the monthly rent. For example, if the rent is $1,500.00 a month, an applicant must document no less than $60,000.00 ($1,500.00 x 40). If the apartment has two applicants, the sum of both applicants will be considered. If you are looking to have a guarantor co-sign, they must also apply and have a documented income equal to 60 times the monthly rent. The co-signer must reside in the United States. An application can be approved and processed within 24 hours provided the applicant has the required documents. Once an application becomes fully approved, the lease must be signed within 72 hours.
