Design This is a custom designed and built home. It was created with several goals in mind; provide a family friendly open design while still providing several areas for individual space (family room, living room, den, entertainment space). Thus multiple areas of common living space are emphasized while still providing 4 bedrooms for personal space (3 bedrooms on upper level and 1 bedroom on lower level). For entertaining the pocket French doors between the main level family room and living room offer flexibility for a large group. The emphasis on windows facing Birch Lake provide year round views of the sunsets yet the retention of mature oak and maple trees provide significant shade from the afternoon sun. Another goal was to retain a warm, casual feel. The open design accented by naturally warm wood and stone tones provides a welcome environment. A gentle arch theme is carried from the family room brick fireplace to the barrel vault and into the kitchen cabinetry. Simply put, the emphasis was to minimize wasted space; concentrate square footage in areas of common and multiple use, de-emphasize less used areas such as hallways, bedrooms and large bathrooms. Lot Few lots combine lake frontage, size (over ½ acre) and first growth size trees within 10-20 miles of both downtowns. The four massive burr oak trees, two in front and two in back are estimated at over 150 years old. They provide shade in the summer and allow sun in the winter. In addition a significant growth of trees in the backyard provides up north privacy and interest for kids or pets. An in ground sprinkler system is controlled from the basement utility room. In the interest of lake preservation, the shoreline has been left natural. However the 87+ feet of owned shoreline can easily accommodate a dock and boats as is common on the lake. Birch Lake Birch Lake is approximately 120 acres and has no official public access. The light recreational use is therefore almost exclusively by its property owners. In the interest of maintaining the quality of the lake several years ago the Birch Lake Improvement District (BLID) was established. Several initiatives (fish stocking, aeration, etc.) have been deployed to enhance the lake. Today the water quality remains extremely good and the lake is healthier than ever. There is a nature preserve style park with walking paths on the west side of the lake. Key Features Four bedrooms, four bathrooms, 3900 s.f. 87 ft. of sunset facing Birch Lake shoreline.
