If Tenant intends to vacate the Premises at the end of the lease term, Tenant agrees to provide Landlord with at least sixty (60) days written notice prior to the end of this lease. If sixty (60) days notice of non-renewal is not given prior to lease term, Tenant is responsible for the equivalent rent amount due for the sixty (60) days after notice is given. 11. In addition to the requirements referenced "TENANT OBLIGATIONS UPON VACATING PREMISES" of the Residential Lease Agreement, the Lease Break Fee is equal to one months rent. Tenant agrees to make the home available for Annual Inspections, maintenance issues and showings, as needed, with 24-48hr. 13. Tenant agrees that installation of a Fridge, Washing Machine or any appliance that requires a water connection MUST be performed by a licensed and bonded plumber, appliance repair company or qualified contractor. 14. Tenant further agrees that any and all damage caused by their own appliance(s) will be the sole responsibility of the Tenant. 15. Tenant agrees that light bulbs, Smoke/Carbon Monoxide detector batteries, air filters and fridge water filters will be provided at move-in but are the responsibility of the Tenant to replace and maintain. 16. Tenant agrees to have entire house and carpet areas professionally cleaned at Tenant expense by vendors(s) of Landlord's choice. 17. BREACH OF CONTRACT; EARLY TERMINATION: In addition to any obligations established lease agreement, in the event of termination by Tenant prior to completion of the original term of the Agreement, Tenant shall also be responsible for lost Rent, rental commissions, advertising expenses and painting costs necessary to ready Premises for re-rental. Landlord may withhold any such amounts from Tenant's security deposit.
