Stainless appliances, full sized laundry inside with even a heated towel warmer in the master bathroom. Looking to find a long-term tenant that likes the neighborhood and is invested in staying. I live in the neighborhood and I am committed to improving the property and keeping up the house and want to find someone like minded. It is a great place to live after all. We even have mini "neighborhood celebrities" like the last picture attached. Have to keep my yard guy Miguel (unless you mow yourself) as he is great at $30/mow. Looking for quiet renter or family only. House can't be re-listed on Airbnb/etc... and no crazy huge parties every weekend. Pictures are with current tenants furniture. Home is not furnished. Rent: A note, I'm not all about raising rent every year and I will not raise rent willy nilly. I will only do so if my taxes and insurance go up significantly and if so, you can ask and I will provide statements. I fight the property value every year so my hope is that I never have to increase your rent. We can discuss well in advance and I will look and shop new insurance companies yearly to try to keep the rent the same. Pets: I'm an animal lover, so let's figure out a situation that works for your whole family (pets included). I won't charge pet rent, but help me by keeping the house in the "normal wear and tear" territory. If the dog eats a door, let's get it fixed and you can cover the actual costs and I will keep them low/no install cost just base materials. Don't feel like you have to hide them from me. If you are planning to get a new furry addition to the family, let me know! I want to meet them too. I am willing to look at installing a doggie door if your family requires one and it helps with keeping the interior of the house poo and pee free. Renter is responsible for water, electric, gas, cable/internet. The rent is just the house. Trash is picked up on Thursdays, recycling every other week. Appliances are included and are of newer vintage. Average Bills: Electric $130-$200, Gas $17-$25, Water $30-$38. These are just go-bys and you are responsible for the bills but should give you a good idea. Rent is due on the 1st of the month, 10 day grace period. If you get paid bi-weekly and would rather pay bi-weekly then we can work that out. Current resident pays via cash/check/Venmo but can also pay via Zelle or Cash app. You will be provided a receipt. Would prefer a long-term tenant and not opposed to signing a 1-2year lease. Must be employed or have a regular stream of income (it will be verified in these COVID times). Smoking is not allowed inside. There is a backyard which you can make your own where you can smoke (including bud). I generally stop by about once a month to chat and catch up and make sure everything is okay. If you aren't okay with this, the property might not be a fit. I don't care if it is messy or dirty or whatever you are up to, it's your space; but want to make sure the bones of the house are still functioning and there aren't massive holes in the walls (I may even bring over a beer if that is your style). Tenants will be required to hold renters insurance ($10-$15/mo average rate). This house did NOT flood in Harvey or any of the other hurricanes. If something goes wrong in the house, toilet breaks, pipe burst, there is a wet spot on the sheetrock, etc... when you notice it I expect you to call me and leave a message or text. I will get to it as soon as I possibly can, but you have to let me know. I am a very reasonable landlord so lets figure out a good way for you to be happy calling this place your home.
