Early termination by the tenant may be subject to penalties or forfeiture of the security deposit unless otherwise agreed upon in writing. The landlord reserves the right to terminate the lease immediately if the tenant violates any terms of the lease agreement, including but not limited to non-payment of rent, property damage, or illegal activities on the premises.
