Please just do a simple drive by and reach out to me by phone. Thanks! NOTE: IF you are a 'partying type person' with lots of people coming and going, this is NOT the location for you. I do not rent to smokers, either inside OR outside. Having said that.. Let me ask you... How about living in one of the LOWEST reported crime occurrence areas in the city? Check the maps/statistics. It makes all the difference! This is a single story, LARGE, Exclusive, unit in a well-managed and VERY quiet Triplex off the beaten path in Old Fig Garden. The owner (me) lives directly behind the unit. The apartment is freshly painted, private and tucked furthest back in the triplex. Imagine the additional sense of security living at the end of a cul-de-sac with NO through traffic! Whole foods, food shopping, banks, the post office AND the freeway is only 5 minutes away! There are multiple security cameras in common area/parking lot. The unit itself is gorgeous, contemporary with hardwood floors throughout. EVERY single light or fixture is LED lighting. There's 3 large remote controlled (substantial) ceiling fans. It keeps getting better with double pane insulated glass windows, new ceiling/attic insulation AND insulated ductwork along with a newer air conditioning/heating unit which is maintained TWICE a year by Allbritten. Who else does that?? Orientation and these other factors make for a really energy efficient unit. It's even possible to get through most of the hottest days without even turning on the AC until later. But if you do, it BLOWS and cools off this unit quickly! The secure locking front and back yards have beautiful Synlawns with trees, bushes and vegetation. The tenant is responsible for caring for the back yard (minor leaves) and some pine needles in the front. The front door has a 'fort Knox' like security screen door. It's perfect for opening the door and allowing air in while having added security. There's a nice front porch/entry area that is covered. The perfect spot for a morning coffee or relaxation. The unit has a beautiful fireplace, masonry and while NO fire/burning is allowed it is a beautiful stately showpiece for the living room and the unit. When I lived there, I had some logs and a 'fake fire' bulb under the logs and it gave every bit of the ambiance less the heat and the smoke. Both water and garbage are paid. There's two off the street parking spots, one is covered. Everything parking, trash, beefy security keyed mailboxes, and fire extinguishers is just feet away from this unit! Perfect for the upwardly mobile! But wait! There's a ton of storage, wall-to-wall bedroom closets (lighted), a large linen closet AND a large coat closet, too. The laundry room and pantry off the kitchen has both large cabinets and ample shelves. Look at all those cabinets and drawers! There are laundry hookups for electric (no washer or dryer provided). Both Bedrooms are larger but one more so. The smaller one is still large and when I lived there, I used it for the most PERFECT sized home office! Remember, it's 1,200 sf unit here PLUS storage and two nice sized, manageable yards! The kitchen is large with wraparound countertops, a ceramic top self-cleaning oven, a dishwasher but you will need to supply your own refrigerator. There's a peach tree and the neighbor's orange tree offers easy pickin's when/if the tree hangs over the fence And there are NO direct line-of-sight windows in which anyone can look into the unit. Too bad every unit couldn't be like this! Private, private and did I mention, 'PRIVATE?' The shed out back has two windows, numerous electrical outlets, and interior lighting. Perfect for some bikes, an additional freezer or? There are a lot of addendums in the contracts but they're simple and reasonable, protective of BOTH the tenant and the landlord. A couple examples are: You're required to carry a 20K renters insurance policy, but that's not expensive. Car's that leak any fluids may not park on the lot. Guests may not park on the lot for example. Please give me a call for a very basic phone interview before expecting to get together. As a self-employed Medicare Insurance broker, I have some amazing flexibility and when we're communicating well and you've fully read this ad, almost anything is possible! There are many addendum's in the rental contract from how grease is disposed of, to what gets flushed down the toilet and what doesn't. They're very common sense but it's important to be on the same page and so we will be walking through them individually. I am on site weekly, doing the gardening myself and monitor activity through security cameras randomly. After living at this amazing tri-plex for 8 years, I bought the house directly behind it so I'm very familiar with all aspects of these units and what it's like to live there. It's GREAT! My detail helps set the stage for a well managed, quiet environment where like-minded people can thrive and prosper. That means YOUR quality of life is protected, too. There is absolutely no maintenance done on any vehicles on this property, including washing or detailing cars. Ever get blocked by someone working on a car? Not here! Water and garbage is paid for and the tenant is responsible for the front and the backyard gardening. I am extremely flexible, self-employed as a Medicare insurance broker for over 15 years All that is to say that I'm extremely approachable, friendly, but also direct. IF there's an issue or something, I'm normally on it within minutes You are able to text or call even evenings and weekends!
