For short-term rental, Rent includes all utilities( water, sewer, garbage, cable, internet, steaming TV) with a utility allowance in place for electric and gas of $500 a month. Tenant pays overage. If leasing during January-March, rent is $20,000 a month. For April and May, the amount is $15,000. If renting from May to September, the rent is $8000/month . October-December is $10,000 a month. The cost of heating the pool during the winter months ( November-March) is extra and depends on tenants' usage.
