The maximum amount of time a rental will be held is 14 days. After all move-in requirements have been met and a lease for the property completed, the Deposit to Hold will transfer to the Security Deposit to be held throughout the tenant's entire tenancy. If the Prospective Tenant fails to provide the Deposit to Hold within 48 hours of approval, the home will be offered to the next qualified applicant. Should the Applicant elect to pay the Deposit to Hold with their application (prior to processing), the Deposit to Hold will be refunded in full within 14 days if they fail to qualify. Move-In Requirements: After approval and before occupancy will be granted, Prospective Tenant must supply all the required move-in funds, including the security deposit, first month's rent, and any other additional deposits and fees, all tenant paid utilities must be transferred into Prospective Tenants name, and a lessee must be executed and signed by all parties. Limitations: Occupancy may not exceed two persons per bedroom. There may be restrictions on smoking and/or pets depending on the unit the applicant is interested in. Upon acceptance of pets, there will be an additional security deposit charge. The owner will allow aid animals. Applicant's background must exhibit a pattern of responsibility Criminal History: Criminal convictions or pending charges which may result in an application denial includes, but are not limited to: drug related crimes, person crimes, sex offenses, any crimes involving financial fraud (including identity theft or forgery), or any other crimes that would adversely impact the health, safety or right of peaceful enjoyment of the premises by the residence or Owner/Agent but not including presently participating in a diversion, conditional discharge or deferral of judgment program on the charges. Criminal history evaluated on a case-by-case basis, taking into consideration the nature and severity of the incidents that would lead to denial, the number and types of incidents, the time that has elapsed since the incidents occurred, and the age of the individual at the time the incidents occurred.
